Are you keeping the layout, or changing it? Leaving the sink, range and refrigerator roughly where they are keeps plumbing, gas and heavy electrical in place. Moving them means opening floors and walls and rerouting all three.
After that it's cabinetry. It is usually the largest single line in a kitchen, and the spread between stock, semi-custom and full custom is very wide.
Counters, tile, appliances, lighting and hardware all matter, but those two decisions set the range you're working within.

Keeping or changing the layout
Working within the existing plumbing and gas locations is dramatically less expensive than relocating them. Removing a wall to open the kitchen to living space adds structural work on top.
Cabinetry
Stock, semi-custom and full custom cabinetry differ enormously in price, lead time and fit. Custom earns its cost in awkward spaces and unusual layouts; in a straightforward kitchen, semi-custom often looks just as good.
Countertops
Quartz, granite, quartzite and marble span a wide range, and so does fabrication. Waterfall edges, mitred edges, full-height splashes and large islands all add material and labour.
Appliances
This is one of the widest variables in the room and one of the easiest to control. A professional-grade suite can cost several times a quality standard package.
Electrical and lighting
Older Valley kitchens frequently need added circuits, updated outlets and a proper lighting plan. Recessed lighting, undercabinet lighting and island pendants all involve real electrical work.
Flooring continuity
Replacing kitchen flooring often means continuing it into adjoining rooms so there is no awkward transition. The kitchen budget quietly absorbs part of the rest of the house.

Quartz and many granites deliver beautifully. Exotic slabs and elaborate edge details are where counter budgets escalate.
Keep working appliances
If your appliances are sound and the sizes work with the new layout, keeping them frees budget for cabinetry and counters.
Simplify the backsplash
Handmade and intricate mosaic tile carries both material and installation cost. A well-chosen simple tile looks intentional.
Refinish rather than replace
Where cabinet boxes are solid and the layout works, refacing or refinishing can transform the room for far less.
What to expect
Permits, lead times and living without a kitchen
Moving plumbing, gas or electrical requires permits, and that work is inspected. Cosmetic replacement generally does not. We'll tell you which category your project falls into before we start.
Cabinetry lead time drives the schedule. Custom and semi-custom cabinets are ordered well before demolition, and the schedule is built around their arrival rather than the other way round.
You will be without a kitchen for part of the project. We'll set up a temporary arrangement and give you a realistic timeline, because this is the room families feel the loss of most.

Can I supply my own appliances or fixtures?
Yes, and many clients do. We'll tell you the sizes and specifications we need and when they have to be on site.
Is custom cabinetry worth it?
In awkward spaces, unusual ceiling heights or a genuinely custom layout, yes. In a straightforward kitchen, quality semi-custom often looks just as good for meaningfully less.
