The Signature Referral Program
Protect your client. Protect your reputation. When you hand someone a contractor’s name, you are lending them your credibility, and you do not get it back if the job goes sideways.
The Signature Referral Program is a free arrangement for Phoenix Valley real estate agents who want one vetted builder they can hand a client to without gambling their own reputation. There is no fee and no referral commission: instead you get three layers of protection: published pricing your client can check in five minutes, a free pre-purchase walk before they close on a property, and a direct handoff where you stay informed and the client comes back to you at the end. Matson Signature Builders is licensed in Arizona, ROC 336562.
The problem
A remodel takes months. Your reputation took years.
Your buyer wants to know whether the dated kitchen is a dealbreaker or an opportunity. Your seller wants to know what to fix before listing. Either way they are going to ask you the same question: do you know somebody?
And you have two bad options. Give them a name and own the outcome. The contractor who ghosts at ninety percent complete does not just burn your client, he burns the agent who recommended him. Or say "just get three bids" and watch them pick the cheapest one, which is the option most likely to end badly.
Neither of those protects the relationship you spent years building. So we built a third one.
How we protect the referral
Three layers, before anybody signs anything
The instant number
Your client does not have to sit through an appointment to find out whether a project is in their range. We publish real Arizona ranges for all seven things we build, taken off jobs we have actually completed. Five minutes, no phone call, no email capture.
The pre-purchase walk
Before your buyer closes, Dan walks the property with them and tells them what the remodel they are imagining actually involves: structurally, in permits, and in dollars. Free. This is the layer that stops a client buying a house on a fantasy and blaming the agent later.
The trusted handoff
You introduce us, we keep you in the loop, and the client goes back to being yours when the job is done. You are not handing them off. You are adding somebody to your side of the table.
From rough number to firm price
Five stages. Nothing to pay until you build.
Your client can walk the whole path from a rough number to a signed fixed price without paying us anything. That is deliberate. A homeowner who has to pay to find out whether they can afford something usually just does not find out.
The Instant Number
Before anyone picks up a phone, your client can see real Arizona ranges for the exact thing they want to build. Seven services, all published, all taken off jobs we have actually completed.
The Walk
Dan comes out and stands in the space. He looks at what is actually there (framing, plumbing runs, panel capacity, roofline, setbacks) and tells you what is possible and what it will take. You get a written recap, not a sales call.
Roughly an hour. Available before your client closes on a property, which is when it is worth the most.
Plan Review
If drawings already exist, we tell you honestly whether they are ready to build in your jurisdiction, what is missing, and what will be a problem in the field before it becomes a problem in the field.
The Firm Proposal
A real number for a defined scope, in writing. Not a range that drifts. Once it is signed the price does not move unless the scope changes or something hidden turns up, and in that case you see it and approve it before we touch it.
The more complete the information going in, the tighter the number coming out.
Build
Dan runs the job himself. You get photos, updates and a direct line the whole way through, and the final payment is held until after the walkthrough and the punch list are done.

Why nothing is billed until you build. Plenty of good builders charge for planning, and their reasoning is sound. Design is real work and a fee filters out people who were never going to build. We have gone the other way. We would rather absorb that cost and lose a few hours to someone who walks, than put a toll booth between a homeowner and an honest answer. If that changes, it will be published here before it is charged to anyone.
Straight about it
What this is
- One vetted builder, not a directory of twelve
- Your relationship: we keep you informed and give the client back
- Reputation-first: designed around what happens to you if it goes wrong
- Pricing published up front, so nobody is surprised in month two
- Free at every stage through the fixed-price proposal
What it isn’t
- Not a lead swap. We are not going to ask you for a list.
- Not a referral fee. Paying an agent for referrals creates a disclosure problem for your license. We are not handing you one.
- Not a pitch. If your client’s project is not right for us, we will say so and point them somewhere better.
- Not exclusive. Keep whoever else you use. We would rather earn the next one.
How it starts
Coffee, and that is genuinely it
Have a coffee with Dan
Twenty minutes. No slide deck, no sign-up, no CRM. Meet the person before you put your name on him. Which is exactly what you would tell your own client to do.
Send us one
A buyer weighing up a fixer. A seller who needs to know what to fix first. We will give them a straight answer and keep you copied.
Decide from there
If we made you look good, send the next one. That is the whole arrangement, no agreement to sign and nothing to opt out of.
Realtor FAQ
Questions agents ask us
What does the Signature Referral Program cost a realtor?
Nothing. There is no fee, no membership, and no lead-swap obligation. We are also not paying referral fees. An Arizona contractor paying an agent for referrals creates a disclosure problem for the agent, and we are not going to hand you one.
Do you pay referral fees?
No, deliberately. What you get instead is a builder who makes you look good, keeps you informed, and sends work back to you when our clients sell or buy. That is a better trade for your license than a cheque.
Can you look at a house before my client closes on it?
Yes, and this is the single most useful thing we do for agents. Dan will walk a property your buyer is considering and tell them what the remodel they are picturing would realistically cost and involve, before they are committed. No charge.
What if my client just needs a number to decide?
Send them to our published price ranges. Seven services, real Arizona figures off completed jobs. They can answer the "can we even afford this" question in five minutes without anybody making a phone call.
Will you go around me and take the client?
No. The relationship is yours. We keep you in the loop through the project, we credit you, and when the job is done the client goes back to being your client. We are a builder, not a brokerage.
What size projects do you take?
A full bathroom remodel is about our floor. Above that: kitchens, whole-home remodels, additions, casitas and ADUs, RV garages and custom homes. Below that, we will point your client to a good handyman rather than overcharge them through a general contractor’s overhead.
Which areas do you cover?
The West Valley is home: Surprise, Peoria, Goodyear, Buckeye, Glendale, Litchfield Park, Verrado, Vistancia, Sun City and Sun City West. We also build across the wider Valley including Scottsdale, Paradise Valley, Phoenix, Anthem and the East Valley. Full list of areas.
