A custom home carries fixed costs that arrive no matter the size: design, engineering, permitting, site work, utilities and the foundation. Below this range those fixed costs consume too much of the budget to deliver a home worth putting our name on.

The short version

Building a custom home in Arizona costs $750,000 to $5,000,000+ in construction, in Matson Signature Builders 2026 pricing. That figure excludes land. Lot conditions including slope, soils, utility runs, septic, well and site access can move a build budget by six figures, which is why it pays to talk to a builder before buying the lot.

Most custom home conversations start in the wrong order. Someone buys a lot, then discovers what it costs to build on it, and the budget never recovers.

So here is our real range up front. Where a project lands inside it has less to do with square footage than most people expect, and far more to do with the lot, the level of finish, and how complex the design is.

What moves the number

What actually drives the price

Six things decide where a custom home lands. Square footage is only one of them.

The lot itself

Flat and serviced is the cheapest place to build. Slope, rock, poor soil, long driveways and difficult access all add cost before a single wall goes up. Two identical homes on two different lots can differ by a very large number.

Utilities and services

City water and sewer at the street is straightforward. A lot needing a well, a septic system, a long power run or a transformer carries significant cost that has nothing to do with the house itself.

Level of finish

This is the widest variable in custom building. Cabinetry, stone, flooring, windows, doors, tile, plumbing fixtures and lighting can differ several times over between a beautiful, well-built home and an estate-level one.

Design complexity

Rectangles are efficient. Multiple rooflines, curves, cantilevers, tall ceilings, large spans and extensive glass all add structure, labor and engineering. Complexity costs more than size does.

Systems and technology

HVAC zoning, spray foam, solar, backup power, water treatment, smart home wiring, security and audio are individually modest and collectively significant.

Outdoor living

In Arizona the outside of the house matters. Covered patios, outdoor kitchens, pools, ramadas, fire features, hardscape and landscape are frequently a meaningful share of the total.

Choose the lot carefully

A friendlier lot can save more than any finish decision you will make. Bring us the property before you buy it.

Simplify the roofline

Complexity above the walls is expensive. A cleaner roof structure saves framing, labor and engineering.

Build smaller and finish better

Most people are happier in a well-finished smaller home than a large sparse one. Square footage is the easiest thing to overbuy.

Phase the outdoor living

The pool, ramada and outdoor kitchen can follow later without disturbing the house.

Standardise window and door sizes

Custom sizes and oversized glass carry real cost. Standard units in a good design look excellent.

Decide finishes early

Late changes are the most expensive kind. Locking selections before construction protects both budget and schedule.

Before you build

Land, permits and the things that surprise people

Not every lot is buildable at the price you expect. Soil conditions, drainage, setbacks, easements, utility distances and county versus city jurisdiction all shape what a home costs to put on a given piece of ground.

Design and engineering come first. Architectural plans, structural engineering, energy calculations and site plans all precede permitting, and permitting precedes construction. That sequence takes time, and skipping steps costs more than it saves.

Does that include the land?

No. These figures are construction cost. Land is purchased separately, and what a lot costs to build on varies enormously, which is exactly why we recommend talking before you buy it.

Will you build on a lot I already own?

Yes. Bring us the property and we'll tell you what it will take to build there, including anything about the site that will affect the number.

Do you provide the design, or do I bring an architect?

Either works. We can coordinate design as part of the project or build from plans you already have. If you're starting from scratch, involving us early usually saves money.

How long does a custom home take?

Design and engineering, then permitting, then construction, and each stage varies by jurisdiction and scope. We'll give you a realistic schedule for your specific city or county before you sign anything.

What drives the cost more, size or finish?

Finish and complexity, usually. Adding square footage to a simple, well-planned home is comparatively efficient. Complex architecture and high-end finishes move the number much faster.

Can I phase parts of the project?

Often, yes. Pools, outdoor kitchens, ramadas and landscape are the most common things to complete after move-in without disrupting the house.

Do you work with construction lenders?

Yes. Construction financing has its own draw schedule and inspection requirements, and we're used to working within them.
